there's this place out in Chesterfield called Sports Fusion. I've been there a few times with fam and friends. My job rented it out last summer for an employee day. It's like lazer tag meets Dave and Busters. Joint is huge...gets major play. I got an email from them this morning saying they were closing permanently. They said they thought once the mandate on gatherings lifted, people would come back out....they didn't. Said they experienced 80% loss of normal summer profits. EIGHTY! They literally couldn't pay the bills.

I've had to kick people out. I hated doing it each time. This is the main reason why I sold my property. I don't have the heart to kick someone out. My last tenant was 5 months behind. He and his wife were illegal and had 3 kids.

But dam they left that apartment roach infested, I came in the fuckers were crawling everywhere in board day light.

If a fat guy falls in the woods and there is no one around to see it, do the trees laugh?

Eviction is rough, eviction considering the situation is inhumane
It shouldn’t fall onto the landlords to fix this problem but there has to be something different.

But showing compassion and understanding will usually get you a better relationship with a tenant and more ability to work through tough situations.

I consider it like a service business. I want "repeat customers" that stay for a long time so I don't have to spend money refurbishing the place all the time. I don't do anything extravagant, just try to respond to their issues as quickly as possible.

In return, I ask them to be transparent with me if they're having any financial issues. If I start having to chase someone around for rent or they start giving me outlandish excuses, that's usually a sign that you're going to have to get the courts involved.

I had one family that let me know that they were $2k in the hole every month because the wife had come down with epilepsy and couldn't work anymore. We tried to work something out but ultimately we agreed for them to leave and I didn't pursue them in court. They had been great tenants up to that point so it felt more like I was helping them out than losing money.

Also to clarify, I didn't evict them during the pandemic. This was last September that they moved out. Even further, I didn't involve the courts, I asked them to leave and gave them time to do so.

but being that young I didn't really understand the weight of it. I'd stay with my grandma or we'd go live with my mom's friend until we found a new spot. We were always moving so it wasn't necessarily something i remember as traumatic. I can't imagine being a parent or caregiver and having to go through this, and I hope I never have to. I feel for these people.

it's fucked for everyone involved. It's shitty for landlords as well, but we're in a different situation where government help is needed.

My landlord actually lowered my rent due to the pandemic. I was kinda shocked when I got the text, but I think he's trying to keep people from moving out because he had a bunch of people move out July so he's been slashing rents to fill his units as soon as they open up. Other places on my block have stayed vacant for months.

Not trying to defend evictions but it’s a tough position for everyone involved.

When I hear about people owning property and having tenants who don’t pay rent.. eventually something has gotta give.

None of us can keep living in our dwellings without paying our mortgage or rent. It’s an ugly situation and I don’t know who is to blame besides government.
