"where would you live in Los Angeles?"


  

          

i'm checking out LA neighborhoods in advance of moving out there next year. so far i know i'm interested in Central LA - Mid Wilshire, Mid City, Koreatown, et al. Koreatown is the base of operation for the upcoming trip. i'll have a car and plan to drive around the area seeing and feeling out as many neighborhoods as i can to help me choose which neighborhood i want.

on previous trips i explored Brentwood, Bel-Air and Beverly Canyon - LOL. clearly none of that shit is on the list for this trip. b/c i'm being realistic about my options. pretty much anything in any 'Hill' or 'Hills' or 'Shore' or 'Shores' or even 'Beach' is out. also, i know i don't want to live in on or particularly near any serious hills or canyons - any of those areas that're prone to wildfires and mudslides. also, i prefer to live on relatively solid ground so my place won't shake apart during an earthquake.

also, i hope to end up w/in the city of Los Angeles - which is HUGE. i'm not out there for any of the various little suburbs that make up the rest of LA County or any of the various surrounding counties in the Southland. i ain't got no kids - i'm not about that life. though i AM willing to consider the Valley and in fact one of the big questions i hope to answer is 'Am I willing to live in the Valley if it comes to that?'

so where would you live in LA? i'm taking recommendations.

Santa Ana is a lot different from Newport Beach and it's all "Orange County." I like Newport but the traffic in and out is a fucking nightmare and almost everywhere is expensive to rent and ungodly to buy.

It's the place that Bay Area transplants say reminds them the most of home; my brother and his family lives there now.

I lived there for months without a car and was still kind of chilling.

Also lived in a 3 bedroom with two roommates for just 600 a month because the apartment was rent controlled. Life was good.

I live in a nice apartment in Brentwood not far from the 405 for 1700-- I paid around the same for Santa Monica, and both included garage parking. If you're looking for an apartment, you can probably find an apartment nearly anywhere in LA for that, I'd reckon.

might be that Westchester/Ladera border, whether it was a condo or a house. So that La Cienega - La Tijera - Centinela area. Gives good access to everywhere I normally travel, and the traffic is only bad right at rush hour, vs some areas that stay bad from 2-7 like La Cienega closer to Beverly Center, or some of the streets Downtown.

Mid Wilshire is a good one too, which is just a few miles west of Korea Town. I might prefer the location of Korea Town, but the area of Mid Wilshire is much better. It's very central, just sucks that it's no freeways close enough to really help you get anywhere.

I really wouldn't wanna live anywhere north of Mid Wilshire at all, unless I worked in Hollywood daily.

I'm also a big fan of the Leimert Park area...the apartments don't look all that nice/trendy but have a classic feel, and it's very safe to be a Black area with apartments. The houses over there are great too...not extremely overpriced just yet, but it's getting there.

if you're semi-balling, Culver City is probably the best option for being not far from everything

but Inglewood is optimal blackness and mostly safe, Im in the South Bay in an area that people swear is expensive but my place is affordable (under $1200 for a 1 BR)

I dont see the point of living in the Valley unless you work in Hollywood or you really want to stack money

Santa Monica is also tight if you can afford it

You only miss out if you aren't willing to drive. Honestly as long as you're willing to drive or Uber you won't miss out on anything. I feel like folks that move to LA hear about the Southbay and just trash it cause it's not "LA Proper" but you can easily hop on the 405 and get to anywhere you need in LA.

and yes, being that I'm half Mexican, the valley is very much non-white to me because some ares are about 85-90% Mexican / Salvadorean / Central American

my biggest complaint to my wife when I first moved was "but we dont live in LA!" but really we're right next to Gardena which is LA for all intents and purposes

Compton is it's own city and not "Los Angeles", but the two are inseparable. just like Hollywood isnt LA, but it is.

I still fuck with Venice hard. Santa Monica has some cool lil pockets. I like Claremont (or San Dimas/La Verne) a lot and that part of the IE is manageable distance to downtown, parts of Orange County, etc. Going any further east is a no-no, God, no. You could fuck around in Pasadena or cheap out in the part of Alhambra that borders it. All these places are reasonably far apart so a lot of this depends not only on income but also on where you're gonna work, how much of a commute you want, your mode of transport and other such fuckery.

i'm out here without a car so really like the walkability of this area of town

there are a good amount of cool restaurants and coffee shops

not many black folks though (sprinkles here and there but it doesn't bother me) when i lived in chi i lived in andersonville so yeah lol i'm used to being the sprinkle

if i stay here long term this is the area that i will likely continue to live in

the only downside is that i haven't found a cool park in walking distance and you will definitely see homeless people everyday

(if you are staying at the line hotel....definitely have brunch at commissary...so dope!)

yeah it is definitely a good location for someone without a car
you have the train and buses (they are expanding the train in this area too)
plus most things (except for the beach) tend to be a $5-$10 lyft/uber ride each way....which isn't bad

there is also a lot of construction in the area.... some pretty big apartment/high rises being constructed ...and many blocks have smaller ones being constructed

for coffee shop - the alchemist (formally bourbon st cafe) on vermont is my favorite...http://www.yelp.com/biz/alchemist-coffee-project-los-angeles-2

i have a meeting every week at the line hotel in the lobby....definitely cool little vibe there...last week leon bridges was randomly chilling at the bar lol

but yeah....i think you will like k-town.

Shatto recreation center...

There is no real green space in K Town.. they've been dealing with that issue for years...

Luckily you are 10 min from Griffith Park and 10 min from Silverlake Resevoir.

If you have a bike that ride to reservoir is pretty dope. Otherwise you have some small parks in Hancock park like Burns (Beverly and Van Ness)

and of course.. Hollywood Forever Cemetery..

up in NorCal and down in SD they have those microclimates that result in big temperature and cloudiness differences w/in the metro area. like there can be a 20 degree temperature difference if one drives from one part of the area to another - or even if one drives from one part of the city to another. it's most pronounced in the summer when temps near the coast hover in the mid to upper 60s and inland the temps hover in the 80s and regularly hit the 90s. also in the early summer especially there tends to be cloudiness near the coast that can keep temps down. it usually won't rain but the clouds persist anyway.

REAL FUCKING TALK.

where does this May Grey/June Gloom shit happen in LA?

The Valley, well I gave my two cents on that. If you're near the beach you're only worried about cold nights, but other than that weather is pretty much 59-72 in the winter (whenever it actually gets cold) and 72-85 in the summer with a nice ocean breeze.

Mid-City is a little warmer but nothing crazy.

When it comes to cloudy season I don't even noticed it.

I really can't say when they happen...feels like December tends to be the windiest month, but I'm not sure if that's the "Santa Ana Winds" or something else. I just feel it's like most coastal places, where it's usually the windiest by the beach.

Yeah, and because of how L.A. is shaped, you're always within like 15-20 miles of the ocean...hell, maybe within 8-10 miles unless you're in like Whittier or Arcadia. But as far as the weather....it's kinda hard to explain where it's hot vs cold because it's so inconsistent...but generally, the closer you are to the ocean, the cooler. Then, there's SUPER hot pockets in like the SGV/Valley, Pasadena, Arcadia, sometimes even Downtown which could be because of the high buildings blocking the wind, then the whole IE and everything out that direction (which gets a lot hotter AND colder).

i didn't know that.

looking at a terrain map and based on my NorCal experience - i expect any area that is separated from the ocean by a set of mountains to be hotter than the areas that are not separated from the ocean by mountains. i see Pasadena is separated from the ocean by mountains as is the SFV and even the SGV and of course the whole I/E thing. most of places i'm thinking of living are w/in that big basin and don't have any mountains that block the ocean breeze.

So they are like baby hills compared to whats north of Pas. Its part of the reason why the Valley in general is 10-15 degrees hotter.

That seems to be how it is with microclimates. It's the same up north where the Berkeley/Oakland Hills block the ocean breeze and keep Contra Costa hot as balls all summer while Oakland and SF stay relatively cool. Those hills ain't that high either.

some shit happens sometimes where the weather gets overcast and moist
and i be legit feeling like i caught a full on cold
then the next day its like i was never sick
somebody told me theres a name for it but i dont remember

the fog can be bad as fuck in the morning
like you're driving through smoke and can't see nothin in the car
the sun can make it hard to see too especially if you driving in the direction of it


and on the days it DOES rain, just mentally prepare yourself for some of the worst shit you've ever seen on a freeway

but this is literally like a few days every couple of months
every other day it's tight

And by close, I mean like...Orange County, or...Long Beach.

Driving to LB in rush hour traffic is hell. It's 30 min from certain parts of L.A. when its ZERO traffic...but after work? Ehhh. Weekends, you can get there pretty fast.

I had a lot of Carson friends growing up, and Carson folks definitely seemed to be in LB more than L.A. Even for malls, they hit the Lakewood mall up the most. But now that I have so many transplant friends, and folks who live north of the damn 10, LB just feels like a different world.

Ah cool...

For a lot of people that'll be K Town... but the "boundaries are beverly (north), 9th (south), Vermont (east) and Wilcox (west).. its walkable there is always something popping and centrally located (if you NEED to use pub transpo)

Places like Mt Washington are dope but the hills make it not so walkable and its really for 30+ hipsters who want a house and are cool with driving.

down the hill north of Mt Washington is Highland Park.. the main strip is York and its dope but again its for the generation that first moved to Echo Park and Silverlake 10 years ago thats now "over it

Echo Park is dope and is definitely doing its best to retain the culture that made echo park cool while letting sunset fully gentrify..

Places like Los Feliz (strips are vermont & hillhurst) & Silverlake (sunset & silverlake blvd are strips) are the staples... but pricey for what you get..

Mid City could be dope as well if you stay north of San Vicente (closer you are to Wilshire and/or fairfax/la brea)..

Fairfax area is also dope cuz its super walkable and every apt i've seen there is just dope.. Grove is close, melrose etc..

Treat all spots in LA like ppl talk about Santa Monica.. they are all different cities and offer a lot within the 8-9 block radius.. So once you kinda find the thorough fair you would rather be around then you can find spots from there...

The thing with LA is it can very quickly go from cool walkable neighborhood to completely unwalkable and not fresh... and suburban-y

So around San Vincente and lets say La Brea is only 2 miles from The Grove & Whole Foods and then you also have Legends Barbershop on Wilshire and Little Ethiopia all within 2.5 mi. The further south the closer you are to Pico and its just bleeeghhhh personality-less LA.

Yeah, there were a few APX3's hanging around but most Armenians have moved to Glendale so this is like "historic Little Armenia"

However, I didn't have any problems

I loved that the red line was right there, walkable neighborhood, Los Feliz adjacent, and hollywood blvd down the street if ever felt like partying (only went to Playhouse a couple of times, but I'm from MIA so it was just ok, 2 AM closing time sucks ass)

I was right off the 101 which was a gift and a curse to get out to the beach or LAX for example.

Overall it was quiet single family homes and apts. in LA city but down the street from Griffith Park and hollywood sign hiking. I was there for a year (2013) and highly recommend it.

If you must live in LA proper, I'd rec K-Town. It's where I'd like to move, it's on the come up and still affordable.

But man I love the Dena. Great museums, we got a 2 story Whole Foods next to the OG Trader Joes, great venues, nice parks, Oldtown Pasadena has lots to offer as far as shopping/eats, it's "well rounded" so it has hood neighborhoods and baller neighborhoods so you won't feel completely yuppied out. It just has a soul to it that I find some other places in LA lack.

Great place to settle down and have kids, I'm only wanting to live elsewhere because I need somewhere a little more "turnt up". K-Town would be the move for that.

If you can afford it, wherever you end up working, live within fifteen minutes in rush hour. Many of the people who I know out here have their love of the city tied to the amount of time they spend in transit to and from work.

I've lived in Santa Monica and Brentwood, love both. I live off San Vicente in Brentwood, so there's still some good walkability to food, bars, grocery stores, etc. I miss the walkability of Santa Monica, which absolutely rules if you find the right apartment, but Brentwood is really quiet, which I've enjoyed.

I have friends who live pretty much everywhere, so I can try to provide more info about anywhere in particular if I can-- and I did what you did and moved out here without knowing where I'd live first, so I made a post a lot like this one a couple years back and weighed all of these options too-- but the one thing I'd say most of my friends who love LA have in common, from the Westside to Pasadena to Silverlake to Culver to the Valley, is a reasonable commute.

No complaints about either.

The latter feels a little more burbsy and not as walkable (at least not in the area that I'm in), whereas the area of Los Feliz/Little Armenia I stayed at felt a bit more like being in a city.

I also do the bulk of my work from home or studios at odd hours so I haven't really had to deal with the whole commute thing. I know it seems obvious, but I think just getting out here and seeing things firsthand will be the best barometer for you to make a judgement. That and most of the info in this thread.

Like - I can see the border of WeHo at the end of my block. It's basically little Russia here - Boys Town starts at like, La Cienega. Anyway - love it here and while I couldn't get this price now, my 1 bedroom is $1260, rent controlled.

Since you've visited LA I'm sure you've been to WeHo - so I'm sure I'm just telling you what you already know. But its certainly not all Santa Monica Blvd near boys town. I love it here - walkable, great food, and for my job it's great for going to lots of shows.

Your prerogative obviously - just curious as to why you're so against it.

On another note - check mid city near Park La Brea and the Grove. I used to have an apartment south of Melrose north of Beverly that was a 2 bedroom, central AC, dishwasher, in unit laundry, and parking for 2200. It's gone up but you can get a really nice spot there for 2k for sure. Loved that neighborhood. I don't live far from there now (1/2 mile up the street) but the street noise is so much worse north of Melrose. My other spot was so quiet and nice.

I am legitimately trying to throw out suggestions so I'll just leave this here.

Rush hour traffic is worse in some areas than others - Koreatown has some of the worst. Fairfax too. Definitely factor that in - I know you said you dont mind the traffic, but you CAN avoid it somewhat.

Since mid city seems to be your preference...Miracle Mile is worth looking into. Close enough to places like Park La Brea but more affordable. Not suburban, but nice.

East Hollywood is the worst.

Los Feliz is a fun neighborhood, very walkable, but as I understand it - a nightmare to land a place right now. People love it there...so it's a very in demand area and rents are skyrocketing. Still - very cool neighborhood.

Silverlake is like a less nice Los Feliz, but still very cool and young. Lots of good bars and restaurants.

Echo Park is really far East but a dope neighborhood. The Echo/Echoplex are some of my fav places to hang when there's a good party (Flavors 90s party, Bootie LA, Soul Slam, etc). It's a growing hood with amazing Mexican food.

You'd never wanna live in Hollywood proper. Tourists galore, terrible housing. Just no.

The Valley is fine, but you might get bored there...way suburban for the most part, but there are cool pockets. North Hollywood isn't really my speed....Studio City is better and just a quick driver over the hill for the city but it's a little slower speed than I personally like. Also as already said - hot as shit there.

Downtown is another growing area...a friend lived there for a long time. It IS cool but it's also a damn ghost town at night outside of the bars. Kinda creepy. Also as a comedian said, it's the only place where you can actually say this to a person: "Uh, you know you're bleeding, right?"

The Westside (anything west of Beverly Hills to me...differing opinions here) - Santa Monica, Westwood, Brentwood, Venice, etc. just aren't for me. Hard to drive in, hard to park, mad expensive, etc. Nice and everything but I dont care for it.

The South Bay is a bit of a hike from the city but more affordable than you might expect...Redondo, etc. Very nice, but also very suburban in that there's a lot of chain restaurants, etc. Still - can't beat the beach in those areas.

Just my 2 cents. Hope you dig wherever you end up picking. It's a fun place to live.

It's a lot more than that - just as any neighborhood is. Sure, there's a high concentration of gay people there...but it's also home to a ton of orthodox jews, russians, entertainment professionals, etc. (some of whom are gay, some of whom aren't). The 'gay area' of West Hollywood is really a few blocks on Santa Monica blvd where a lot of the gay bars are - past that, it's pretty much just another place in LA. I dig the area because of how central it is - I can get to Los Feliz in 20 minutes, or to the Valley in 30.

It's funny, because I technically live in West Hollywood - but I'm between Melrose and Santa Monica. That area, and then the Sunset area - all with the same zip code - are SO vastly different. My neighborhood is way inexpensive, comparatively. It's crazy how you can see those apartments just off SM, and then the ones right near the Whiskey and see those price differences.

Next best thing- Venice, Mar Vista, or even Culver City. Not too different from the Santa Monica fringe, less money, still west of the 405, and close enough to the beach. I've had friends and family live in all of these places and be happy.

i have seen some CRAZY rent-control deals, some in NYC, more in Stockholm, but in the latter there is definitely a gray market that's actually expensive. in santa monica i think it's mostly older properties that are covered. i know people living there paying pretty good money for rent so i don't think there is any magic deal.

Techies/hippie are driving out folks out of Culver City & Baldwin Hills Village (not Baldwin Hills or Baldwin Village, lol) is the Eastern boarder. They can't go West so they will be pushing East towards Baldwin find housing.

I live at the city limit (Culver/Baldwin) close to a train station on La Ceinega/Jefferson (Metro line that goes from Culver to DTLA) & Asian/white folks that work or go to school in DTLA are moving in to take advantage of the cheap rent/metro line. You can EASILY bike to DT Culver in 10 minutes (half the commute is on a dedicated bike path).

I live in a hoodies but quite apartment complex (they are trying to jack up rents b/c of the Metro line) but there are condos (only see old folks when I walk by): https://en.wikipedia.org/wiki/Village_Green,_Los_Angeles

I lived in Culver City & went to Culver High 10 years ago when it was a SLOW town but it became a hipster hangout spot within like 4 years when I came back from college. Now, they are building condos & shyt for the techies.
