I suspect i'm waaaaaaaaaaaaaaaaaaaaaaaay off base....but I just never got a warm fuzzy about the place.

My impression of it is that it's like a really polarized, more affordable version of Prince George's County Maryland combined with Alexandria, VA and a sprinkle of maybe Baltimore...

Really bougie Black folks, really Republican/conservative White folks, and a lot of hard working blue collar folks of both Black and white race. I don't envision many other ethnicity or cultures having much influence or presence in the region.

I can't imagine there's much to do in the way of the arts, cultural enrichment, etc. I don't see it as a very walkable region unless you're in the immediate downtown area....and even then...that's a Mon-Fri affair.

I'm looking from a family standpoint....not a single person standpoint.

I'm from Baltimore, and I'd say the two areas may be similar in terms of the "region" being conflated with the "city" - big difference between Sandy Springs and Atlanta, but not to an oustsider...and you're spot on with the polarization. Too many little fiefdoms in the Atlanta metro that hold tight to their secessionist agendas and keep the area from moving forward...however, they need Atlanta and loathe it at the same time.

This might be true, although the dynamics of Black Atlanta are changing. To me, it seemed like a good number of the "black professionals" got run off in '08 when the housing market crashed and Atlanta went to shit. There's some holdouts, and people are still doing well and also famously fronting like Atlanta knows how. As the development market comes back, Atlanta's gentrifying RAPIDLY and those suburban white kids from far flung regions are moving into the city, and bringing their values/outlook/privilege with them. I'm sure Atlanta is going to have a white mayor again in the next 10 years at least.

There's a lot in terms of art - great museums and art collectives (I sit on the board for one). Since there's the "region" there's different things happening across counties, so while ATL may not be NY in terms of art, it does well for the Southeast. You're right about the walkability though. A block in Atlanta is FOREVER and things are insanely spread out with very little urban density. Race and money has a big part to do with Atlanta's car culture, but the tide is slowly turning, although it's towards these live/work/play developments that don't do much in terms of density but you can walk to Starbucks and a dry cleaner without getting into your car which is huge for ATL

I think it's good for both. There's enough to do and you can have some affordable space (although ATL's cost of living is skyrocketing) Although APS schools, like many public school jurisdictions is shitty. If you're looking at Atlanta metro counties, which again comprise Atlanta the region, there's big differences between them (cost, demographics, gov't) and what they can offer a family.

Atlanta is filled with a bunch of Bammas who think they are fancy driving BMWs and Benzs they can't afford or otherwise bought from mortgage schemes they got talked into by their cousins Meechie and Dem.

Every broad treats every interaction like they are auditioning for a Reality Show and I find myself looking for cameras whenever I talk to any woman from Atlanta.

What makes it all the more hilarious is that they think they are the ish and don't realize that they some bammas. Dudes think once they take off their jean shorts, white air force ones and tucked in polo shirts and put on their oh too shiny suits and bow ties, they really think they sharp and ready to take on the town. And the ladies don't realize that their city has the biggest imbalance of attractive ladies to dudes and act like they aren't highly replaceable.

Still one of my favorite cities to visit. I love you Atl. Just for the self-esteem boost every time I visit.

The day to day realization that our efforts are yielding mediocre gains in quality of living vs. other regions in the country has us looking for greener pastures.

My wife and I probably have the highest combined incomes in both of our families.....yet we definitely live in the smallest house. This includes siblings, cousins, 1st & 2nd cousins..... I know it ain't all about the house either....but it's a significant marker....

If you want to buy a place ITP Atlanta, you better have a big stack of cash and be ready to get into ridiculous bidding wars 24-48 hours of initial listing in Atlanta. Real estate here has gone officially insane. Bubble on the horizon since a ton of it are venture capital firms and speculators, who aren't getting decent returns in the bond and money markets compared to real estate + the massive growth and revitalization of central Atlanta.

Smyrna, Duluth, Dunwoody, Sandy Springs, Mabelton, etc. - all fine places near the perimeter that are good to raise a family.

City of Decatur schools, the best public schools ITP; close to downtown Decatur, close to downtown Oakhurst, miles of walkable sidewalks and the best parks in the city; also within reasonable distance of a MARTA station. BUT: prices might be inflated, some areas are really close to a few of the worst spots in Atlanta (Little Mexico and Edgewood Courts), and City of Decatur property taxes are hefty.

He was the magnate that owned/was handcuffed to the property. Section 8 designated, so I think there is a ton of red tape to cut and get rid of it. Plus he dodged a ton of complaints/lawsuits/regulation on upkeep and crime issues with it because of his connections with City Hall. Now that he passed, I am sure his heirs will sell it so it can be converted to some "mixed use" crap. Just last night:

I've seen, from Coan Middle School's playing field, an old man (70s) get beaten to death in the Edgewood Courts parking lot. Cops flat out refuse to go back there because of just how screwed up it is and the owner . And now MARTA is going to build new "upscale" apartments on the south parking lot at Candler Park station. Pfff. Just ring the dinner bell for them.

If you've got good money, you can get an apartment in Buckhead/Lindberg area, or at Atlantic Station, but otherwise? Nah. East Atlanta & Midtown are too hipster for all of that, as are the regentrified parts of downtown.

You might be able to get it in parts of those suburbs (they're doing all the building & construction right now). Sandy Springs is a key example. *edit* and apparently Oakhurst in the southeast corner as well.

Bidding wars are nothing. That's been a thing here since at least 2000. It's the only type of real estate transaction i've ever been exposed to....so it's no big deal. The COST vs. what you get for your money is what I mean by out of control.
Yeah...you can get more for you $$ if you move way out....but then you gotta factor in the commute time to get to work....

but still....anywhere in DMV that's inside the beltway and has a good school district and amenities and near metro is gonna be on par with that.

and DC never got hit with the crash like that....prices flattened out...but didn't really drop

And that same amount in other areas that DON'T fit that description is only going to net you maybe an additional 600-800 s.f.

What's it going for now? Just curious? I'm on the other side of the Woodrow Wilson. We got caught up in that housing debacle. Dropped 330 on the crib (townhouse) back in '07. Jounts waaaaaaaay upside down, although I've seen a slight resurgence in our community. Still upside down by a buck 20.

Anything, pretty much, ITP that isn't in a war zone that is in any sort of decent or tear-down shape south of, say $400K for 1200sq feet is gone within 48 hours at asking or above, usually for cash or, at the worst, with asking price + As Is, no inspection. It's mind numbing. Then, north of those prices are a ton of homes that suddenly appreciated 130-200% since the crash simply because they were decently made and in an okay area. Those move less fast because they are over valued entering the market, but even on the low end you are typically looking at a "transitional" or "near transitional" area. I have a client that sold his home in north Decatur within 3 days after they bought a 1400 square foot home in Toco Hills for $385K (asking) w/ 30% down, only to find out at inspection that the rear of the home needed major foundation work and a new external wall on the kitchen, about another $150K in repairs. Dude went back for an ask, not even mentioning price and they told him to kick rocks: back-up offer was cash as is from an overseas buyer.

That is whats happening and it is one of a few reasons I'm not so sure about ATL much longer.

We actualy purchased our first home in a new development in PG county back in 2001 for $189K.....sold it 3years later for $289K....I think at it's highest it sold for like $315K a year or two after we sold it..... I recently looked at the tax site and saw last sale was for $152K..... Last time I was in the neighborhood it'd gone kinda south. STill decent...but i'm glad we bounced.

If ATL isn't careful...they may find themselves in the same situation in some neighborhoods.... This is where the segregation issue comes into play for me.....PG got hit the HARDEST around here with the bubble...despite these developers building identical homes in more majority white sections of the region...those evened out for the most part....

Almost night and day. I'd say 2006/2007 were the end of the real "black folk doing good Atlanta". When the development and easy mortgage money dried up a lot of people lost jobs or just walked away and went to DC, Houston, wherever. In fact, I think 2009 the Atlanta region lost population after decades of growth. It's starting to come back, but as has been said in this post, something different. The era of cheap colonials and good, plentiful corporate gigs is over.

There's an extremely affluent "bougie" side that's based more on corporate success. Then, the entertainment "bougie" which feels like the Black Hollywood they mention. Then, there's a whole lot of regular professional/corporate Black folks and events/locations that cater to them. Then, there's a small scene for the Hipsters of all races. Then, there is the working class blue collar lifestyle. Then, there's White peoples at every level. From what I see, the more well to do whites there are more Liberal than the Blue collar ones that live further outside of the city.

Property Condition Assessments and evaluations for developers....

Basically....I was the guy inspecting and providing pricing data, refurb recommendations, evaluations, development cost outlooks to the folks that were planning to turn Atl into what you folks are experiencing and seeing develop today. So that's why when I say I was all over, I was literally all over. Growth and boom like what's going on now happens over a 15-20 year span.... I was on the front end of the boom that's going on now.....

ATL is such a huge place...city itself is only like 400,000, but it's like 20+ counties (not just cities) that are all bordering...and it's a huge, ride range of everything. But you won't see it Downtown, or in Buckhead, or Bankhead (which a lot of us mixed up before we actually came...polar opposites).

To me, even regular spots like Atlantic Station were just normal. Only Buckhead and a few parts of Downtown really just felt all the way "above it all." Cascades don't even feel as uppity as some of the rich Black neighborhoods I've seen.

When I first moved here, I moved to Buckhead and worked in Vinings and I was *this* close to packing up and getting the hell out within weeks because of the sort of people you initially described. But getting out and exploring all the neighborhoods kept me here and made me love it. Now, I'm starting to get tired of this "next" phase of Atlanta, to the point that I am open to leaving, but that's a whole other story.

DC is my frame of reference. I know nothing's touching the kind of free things that are available here.... But DC is pretty much going to be the point of comparison for any relocation we would look into...

Gotta have my bicycle time yo... This is a major negative for us. I imagine that driving in ATL isn't as stressful though if there's less traffic.

I don't get people that have visitors come in from out of town and they take them to, say, Lenox Mall, Streets of Buckhead, Peachtree St, Highlands or pretty much anywhere in north Atlanta. I drive through and occasionally work in Buckhead, for example, and the few times I actually get out and rub elbows with those people, it seems like a parody or an alien planet compared to the east or west side.

i don't even advise people to even CONSIDER living below I-20 anymore. i'm one of the "gentrifiers" that came to East Atlanta right before it blew up and prices swelled and i'm sitting pretty on 150K in appreciation on a brand new home over the last two years...but i'd still move next to Buckhead and live in a 2 bedroom if I had a chance.

Two fridays ago, went to the movies there and to get a drink after; 7 PM on a Friday, you would think it was 1 AM at Saturday of All Star weekend. In my experience, a good number of these women come from smaller towns in the south (Mobile, Columbia, etc.) and that's how they think folks in the "big city" carry themselves. You'll clown, but reality TV and TP flicks shape a lot of people's perception of how Atlanta is and those women follow suit.

OR, they were one of the baddest chicks in their little town but weren't getting the return they thought they were worth and are looking to up their game in ATL.
