"OK Homeowners and renters...what's the good word?"


          

Haven't built in a while. What's up on the home front this summer? Any projects going on? I got a busy weekend. I'm cutting down all the dumb ass tree/bushes in front of my house. ALL of them except the Japanese Maple will meet the blade. Then digging up the trunks/roots, tilling the area, laying down weed barrier, planting plants and I decided to go with large bark pieces instead of mulch. I found a dude who will haul away a full truckload of yardwaste for $45...gotta love Craigslist. Also, Saturday I have a workshop at Home Depot on kitchen and bathroom faucets and cabinets. Should be dope.

and i'm STILL fighting back the ants.

Also, the shredded mulch is better for garden plants since it decomposes faster and essentially turns into soil. The best thing about the bark is that it doesn't decompose fast so it'll last for a few years, other than that, you could introduce more problems with ants.

The sod we had put down is also turnt up proper! Well worth the $$.. I'd have NEVER gotten grass to grow from seed like that. Now I gotta cut that shit doe
Also, gotta start watering it again now that the heat is cranked up and the rainy season appears to have faded on us for the summer. Just 3 days of intense heat and i'm already getting some brown spots...

There's pillows and cushions that go on the patio furniture. Looks right nice, to me.

the pavers and timbers were on sale for more than half off and the gravel was about 150 delivered.

and the lower level is mad dirty in these pics. it was pretty much all mud/dirt in the area where the gravel and pavers are now.

I ask because the area around my bushes (which are coming down) is enclosed with timbers. I have them stacked 2 high. The bottom one, I drilled a 1 inch diameter hole and bought some big ass railroad spikes and drove them into the ground, then the second timber is nailed on top of the first. I gotta redo some sections due to rotting, doe.

prolly get it to run the whole length of the back of the house.

$42/ton plus whatever the delivery fee was. don't live too far from where i got it. i think it was 75 to deliver, or something like that. maybe not quite that much. if i had a truck or trailer it woulda only cost $84.

I really want to do that exact same thing at the end of my driveway...just on a smaller scale .... like an 8'x8' area that I can put the grill on and a few chairs.

great for a family. the downstairs living room is where all the toys are kept. when there's kids over to play they can stay they asses down there and the middle level is left for the adults to chill/socialize, while still being able to keep tabs on what is going on down there. it's great, i love it.

Home maintenance is no joke... even on a relatively new house. I'm 10 years in and now I've got water leaking from the roof, from in between my TH and the neighbors (pretty sure it's her leak though), and just replace my AC and furnace.

Time's like this I wish I had a landlord to yell at.

I've been youtube researching and I think I can do it, but I'm nervous. I'm pretty handy but also take anything done in the kitchen very seriously so if I do it and it looks jacked up I'll be pretty upset with myself.

Anyone replaced tile backsplash on your own? I'm mostly nervous about taking out the old tile and not damaging or having to replace drywall.

we painted our fireplace and cabinets that are upstairs in our loft. Put in new hinges and knobs to match the door knobs we have through out the house. It was a small touch my wife suggested but it looks really nice and people notice it right away. They were so scuffed up from the previous owners kids and pets.

We have also been working on the front of the house. New coat of paint on our garage door, french doors, and front door. Painted the thresholds too.Also painted the outlet cover to match the front door and put in a matching door bell. Put in new outdoor lamps.

We just finished up the two planter boxes we have in front of the house. Went and bought new sprinklers and heads. Come to find out the pipe was busted underground. So I had to cut that off and fix it. But added some shrubs and mulch and solar lights. Really looks good. Come this fall we are going to add roses to the front of the house.

Next we are trying to make our loft into a nice space for my son. Get some storage to hide his toys. Bookshelf's, tv console, seating, and a mini fridge. Trying to get it done for his bday at theend of August. Hopefully we can make that happen.

..outdoors:

front yard looks pretty solid, garden area & rose bush in full bloom (installed a bike rack as well).

made necessary adjustments to a few potted plants, most of them are thriving. much better this year at staying ahead of the weather forecast. finally found a home for Tabby Rose (the tabby cat that adopted me and decided to take up residence under the rosebush, hence the name). she's a sweetheart, but i didn't appreciate her using the garden as her own personal litter box.

unfortunately, long work hours prevented most of the plans for the backyard garden area this past spring (i still wanna plant a few carnivorous plants to help offset this new breed of extremely aggressive mosquitos). the deck will need to be re-stained/sealed next spring, but the gazebo has become my summer sanctuary. can't wait to set it off with the fire pit this fall (SMORES!).

indoors:

a host of small projects underway, but i really need to stop frontin' and replace the closet doors in the bedroom.

now that the stairwell has been completely replaced, i need to strip/sand/restore the baseboards/crown molding, and eventually repaint the entire hallway. i've been treating the entryways/windows with an organic solution to prevent the annual ant invasion. its working well so far, but august will be the true test. they conquered the outdoor garden lamps, but they will NOT win the war indoors.

basic tools (screwdrivers, wire cutters/stripper, circuit/voltage tester). if you have any experience with light fixtures this won't be difficult for you (esp since you're replacing a previous model).

what make/model?

*btw: if it came with a remote, be sure to set the frequency codes (on the unit AND remote) before you install the unit.

I had to put one in from scratch...let me change that...I helped my homeboy install it. We had to cut the hole in the ceiling for it and get up in the attic and tap into a hot wire. After that, it was pretty basic. Like Cyren said about the remote...yes, yes, yes to that.

It is simply amazing how much I am saving on my electric bill. Other than that, I am really enjoying my home. I haven't used my culinary kitchen yet. The only issue I am having is keeping my floors clean.I am going to hire a professional cleaning service to clean it. Then, I need to furnish one of my spare rooms and convert part of my office room into a crafting station and I will be set! Oh yeah, I have my house air wick'd out! Kind of expensive to keep up with them and they run out quick. Being a homeowner is great but costly.

I am trying to find out now. It came with the ouse when I bought it as an upgrade. My guess is that it is a ceramic tile. It isn't marble, but maybe a step down from it. Very light tan with the big squares.

I used some tile floor cleaner when I mopped, but it left permanent stains which are visable if you looked hard enough. Might need to have the floors stripped then waxed and cleaned. The building agent is supposed to get back with me on what type of material and I will revisit this thread and let you know.

we have tile walk ways downstairs and I am constantly mopping that shit. Also you gotta seal. To keep dirt from getting in the porous tile and grout. I got some industrial level shit from the guy that did my floors when we bought the house. Put it on twice a year and keeps me from having to scrub the grout with a wire brush.

I bought a Lennar home, so the solar panels came with the home. I am on their 20/20 plan. I think I have 11 panels. Just cracked 800+kws so far. Electric bill is outstanding! Basically, $10 per month (solar plus SCE combined). I love it!

One thing we did was try and match the color as closely as possible. We werent taking the door off the track. When the door is down there is about 3-4 inches on the left and right that you cant really get at. But the only way you see them is when the door is going up. So we said fuck that. Leave that part the way it is. Cleaned the door good. Taped everything up. Sprayed it down. then painted that rubber shit at the bottom because it was standing out with the door looking fresh and new. The hardest part was the prep work. Just like when you paint anything else.

took 2 fucking hours. Mostly because the instructions sucked balls and my wife wanted to help and I had to redo almost everything she did because she kept going out of order. Good looks Cyren for telling me to sync up the remote before I put it up. Now I gotta try the one in the bedroom. It is going to be a bit harder since the ceiling is at least 14 feet tall. The living room is only 10. Plus the ceiling comes to a point where the fan is going to be placed so its going to be on at an angle. Might do it tomorrow. Or just wait until next week.

i wouldnt have thought of it. We are looking for our bedroom and she wants to do a remote control on that one too. I told her I am paying someone to do it if she get a remote. The ceiling in there is like 15 feet tall and my ladder is only 10 feet. I hate heights and being up there messing with wires doesnt sound like a good time.

house now. The market is crazy here in Michigan...housing inventory is really low so there isn't much available and when something comes available it gets snatched up quickly. We checked out a house this weekend and made our offer, at asking price yesterday. Got word this morning that the sellers had four offers to choose from and chose another offer (either more money or less contingencies).

So now we are really scrambling because we are gonna end up having a gap between when we have to be out of our house and when our new house will close. I tried looking into month to month apartments so we could take our time looking, but noone is offering those in our area. Closest thing I could find was a place offering 3 month leases for TWICE as much as the regular price. Tried looking into extended stay hotels and that is REALLY expensive.

So if we have a gap we may end up moving with my parents for a few weeks. Not fun with the wife and two kids, but it's either that or pay for a hotel for that time.

We are also gonna be scrambling to move out of our house that we are selling. Gonna need to get a storage pod and a dumpster.

I just checked out our area though (Ann Arbor) and the cost for a space on there is as much or more than a decent hotel room, unless we were getting a space that is shared with other people, which we wouldn't want to do.

But wow, there are some REALLY nice places on here. I've never actually looked into this, may have to consider for our next vacation.

last one of these posts I was asking about drainage etc. since I had several inches of ice damming on the patio last winter and then water rolling back into the house when it hit 40 degrees and rainy.

Took up all the bricks, right around 900.
Dug trenches for drainage pipe. Was unprepared for how hard trenching through compacted gravel would be.
Bought and packed gravel into the tranches.
Laid down PVC drainage pipe after boring holes.
Filled tranches back in.
Releveled surface to the best of my poor ability.
Relaid about 900 bricks.
Dug up and relaid the soldier line on all three sides.

Stinking hassle of a job that I was so sick of by the time I finished... ugh.

Garden's doing great... salad today for lunch was kale, cukes, beets, broccoli, tomatoes, carrots; had chard and kale in the smoothie this morning.

Current central air has a small leak in the core leading to less efficient cooling. Thankfully that means I don't have to rush replacement. Any recommendations on brands or other tips?

Well I got a whole different issue. So, we currently live in Durham NC. 5 bedroom 3 bath. Our sub is really nice and quiet, right outside of RTP. My hubby is up for a pretty cool job in CA. So, we are trying to figure out that if he should get the gig, should we sell our house (a couple of houses in our area are up for sale and they've been on the market for over a month...doesn't help that there's a brand new sub right next door and they are currently building) or rent it out.

Then there is the issue of cost of living in CA. While we would love to buy, that ish is EXPENSIVE. I am thinking that we will probably rent a townhome or apartment for a year and then reevaluate when the year is up.

What do you think?

a lady that my wife works with bought a house and this was in the backyard. she doesn't have young kids and wanted it gone, so she gave it to us for Free.99! all i had to do was get my man with his trailer to help me get it and put it back together in my yard. got it cleaned up some more yesterday and i'm gonna slap on a fresh coat of stain to match the deck and it'll look brand new.

she also gave us an adjustable basketball hoop, so watch out cause my jumper on an 8 foot rim is about to be sick haha.
