"Renting a brick and mortar for $6k "

Long story short, found out a friend’s family is losing their night club. The fam member who started the club post covid, had a solid following and connections but passed away earlier this year. Fam members cant afford the $6k so gotta move out.

Acquaintance has ran a sound/rehearsal space for over 20years. Now he’s feeling the threat of moving.

Another set of friends, during pre-covid rented a spot for their coffee house. They put $50k into renovating the place and less than a year later had to close shop.

What is the purpose behind paying high rent or chucking thousands of dollars into a property you dont own? Also none had/has low credit.
