12951516, Post a stupid real estate listing
Posted by John Forte, Tue Jan-05-16 10:12 AM
That is, stupid within the context of the city/neighborhood, meaning no million dollar NY/SF dumps, in areas where everything costs a million dollars. This is for places completely out of line with the market.

12952214, It's actually a nice neighborhood (in fact, it;s my neighborhood), but
Posted by John Forte, Wed Jan-06-16 11:24 AM
that's the absolute worst location in the neighborhood, and this should give you a better idea of what condos and townhouses go for:

description of a halfway house being nearby made me imagine that large building across the alley being the halfway house and cats shootin dice and/or getting high in that alley.

how are the schools in that neighborhood, btw?
12952219, We're zoned for the best schools in the city
Posted by John Forte, Wed Jan-06-16 11:31 AM
neither of which is actually in the neighborhood
12951520, I don't get why you are excluding this..

There are million dollar NY dumps, that do not make any sense in the context of the city/neighborhood.

12951531, 1 mil where there are 50-100k apts across the street
Posted by ndibs, Tue Jan-05-16 10:34 AM
And you could buy 3 houses in that neighborhood for that price. Or 10 dumpy houses.

http://www.omahahomesforsale.com/listing/21307629-220-s-31-avenue-unit-3804-omaha-ne-68131/

(Empty box will cost 1 mil to finish)

And it's been sitting like that empty unfinished, unlived in since 2010.
12951532, Who is the market for these places?
Posted by John Forte, Tue Jan-05-16 10:35 AM
12951542, i don't think there is one..
Posted by ndibs, Tue Jan-05-16 10:55 AM
like i said in the edit, it's been on the market since 2010.

for the ones in that building in the 200-300k range, professionals from out of town. mutual of omaha, the medical center, downtown, and berkshire are all between a 2 minute walk and 3 minute drive away.

there are tons of 1-3000/month apartments in this area targeting that group. a lot of people come from cities like boston or new york and make the exact same amount living here and these apartments are cheaper.

obviously not THAT one though.

Aka niggas who google "apartments" and see the first listing like "cool, that will work."

some billionaire will buy it *shrug*

the thing about nyc real estate is a lot of those 20-40 milion properties are uptown in stodgy white buildings and not available to most of the people who can afford them.

ppl like jeff bezos or elon musk would not be able to buy there.

they could probably buy something like this and it looks better than most of those properties.
12951604, That's not stupid for those that have the money
Posted by flipnile, Tue Jan-05-16 12:18 PM
.
12951614, yeah, i've seen one place like that.
Posted by ndibs, Tue Jan-05-16 12:33 PM
penthouse selling for 40 million. marble, terraces, all that, crazy view, plus two floors. inside was a mark rothko probably worth more than the apartment.
12951759, But, $66M is not priced for a person who simply has money, it's priced for
Posted by Cam, Tue Jan-05-16 02:45 PM
an ultra-high net worth individual, which only 45,000 people in the U.S. are--$55M or more.
The Puck Building is cool, but there are way better appointed and located homes for much less in NYC.

Also, whoever pays $66M for that, I'd also imagine they'd gut renovate the entire thing--to customize it to their exact liking.

So, my point...bums like me can find great come-ups at sites like these -

They are trying to get $$$ because it's near where the new Red Wings stadium is going to be built, but that much???
12951623, Looks like the house from Fight Club lol
Posted by T Reynolds, Tue Jan-05-16 12:42 PM
12951634, last sold in 2002 for 25,000. Lol. no.
Posted by ndibs, Tue Jan-05-16 01:00 PM
....
12951640, lol. that p.o.s. IS gonna be boardwalk + park place in another 2-3 yrs.
Posted by 2.tears.in.a.bucket, Tue Jan-05-16 01:18 PM

any business in that location is gonna be an ATM.
12951763, this is probably going to be LA Live, Barclays Center type value
Posted by John Forte, Tue Jan-05-16 02:46 PM
12952050, No cause it's not in New York.
Posted by ndibs, Tue Jan-05-16 09:52 PM
Barclays is 15 minutes from Wall Street, the financial center of the universe. And there's very limited land in NYC and even Brooklyn. Not true for Detroit.
12952200, fwiw that house is < 15 mins away from canada
Posted by 2.tears.in.a.bucket, Wed Jan-06-16 11:03 AM
& detroit is steel the automotive capital of the world (swidt)

the u.s. only "real" export

so yeah, thats a grrreat location

p.o.s. house - but a great location

though i am interested to see what's in there. probably some architectural gold in there.

might find hoffa in the basement.
12952209, that shit's going to be like yankee stadium
Posted by ndibs, Wed Jan-06-16 11:16 AM
detroit is a car city. not a walkable city.
you can put a restaurant, a 5 minute drive away and it will do just as well if not better because you don't have to deal with stadium congestion.
12952267, downtown is fairly walkable - and surprisingly safe.
Posted by 2.tears.in.a.bucket, Wed Jan-06-16 12:11 PM
and the M-1 rail ain't even done yet

- inside of 5 min u can get to practically ANYTHING worth mentioning from that location. including a universty (wayne) - and a hospital (dmc)

i would be an idiot to try & justify that listing price, but you'd be hard pressed to find a better location for a potential business.

you can even get to the burbs (oakland cty) in 15 mins. (bc of its proximity to the major freeways)

all i'm sayin yo
12952225, It's just a small plot of land and there is plenty of land around it.
Posted by soulfunk, Wed Jan-06-16 11:36 AM
So if you are trying to snatch up property you have plenty of other options vs. spending over 3 million for that spot.

Don't get me wrong, they are gonna make $$$ selling it, but the current price is crazy.
12952269, totally agree. i gotta think they set the price so high to garner attention.
Posted by 2.tears.in.a.bucket, Wed Jan-06-16 12:12 PM
.
12952275, Yeah. Actually I bet the Ilitch family already made them an
Posted by soulfunk, Wed Jan-06-16 12:18 PM
offer and they turned it down. They bought up most of that property years ago - so whoever owns this one was probably waiting it out trying to come up. So now they set an outlandish price, trying to get attention and have the Ilitch family up their offer.

12951767, winner
Posted by PimpTrickGangstaClik, Tue Jan-05-16 02:49 PM
But it's not really the house for sale though.
Tear that monstrosity down and build a restaurant => $$$$
12953958, This looks pretty dumb for New Orleans

I don't know New Orleans like that so I assume it has a great location.
