and the layering/application of the new roof

i'm assuming this is a single family home so there's probably like roofing shingles which could be why it's so much?

20 g is what you'd see on a small apt bldg roof in NYC but you don't have all that decorative stuff to worry about and it's $$ b/c of the scaffolding/permitting. depending on the building that is a smaller area than a single family home so i can see why a single family may be more (that and the shingling)

im doing a number of replacements now and per building it averages out to about 26 per bldg

hit up some of them cats outside the home depot, or somebody that knows them and you can cut that down closer to $5k

you need a good pair of shoes, a good house , a good bed and a good chair/couch... keeps you covered and in comfort on pretty much most of life's important levels..

that and a pair of fuzzy pants... everybody needs a pair of fuzzy pants.

it's pain in the ass work, too. That's why you always see roof crews roll through several cats deep. It sucks. I've helped with a roof and it may be the shittiest work I've ever done. The prices will differ based on size of home, type of roof materials and region...20k does seem steep for a residential home, though.
