Sounds like a good example of the variability in water. On the coast, the water is devoid, relatively speaking, of many of the minerals in a "rocky" terrain. Becasue the water passes the the rocks and other geological structures in the aquifer, it's easy for it to pick up minerals.

The smell might mean that it's an artesian well that's anaerobic. My grandmother had one.
