All that editing and quick fixes is a myth.
We’ve been in our home for almost 8 years and haven’t made nearly a dent in our to do list.

theres not any big shit we need to do right off the bat. we're putting a moratorium on any changes/improvements for the first 2 years while we get our budget back in order and to give us time to really think about what we want to do, what order, whats best for the space, etc
was living in NYC for 14 years and moved back down to my hometown of charlotte a year and a half ago SPECIFICALLY so we could afford to buy a nice house. so yes.

and getting that right/to our liking. We knew we eventually wanted to make some major structural and size changes, but figured it was best to "live with" the house for a while and figure out exactly what kinda changes would work best for our lifestyle. That took about 8 years or so...before we knew what we wanted to do and had the money to do it... So I think the biggest take away is to live with a house for a bit to see what works and what needs to be changed, upgraded, reconfigured, etc. I've seen folks buy a house and jump head first into renovations & upgrades based on current trends and NOT on how THEY live day to day. Get ready for the adventure!

we are prolly just now ready to start doing some renovations.
Not sure if we will keep this house or sell it and buy one that’s walk in ready.

we've been renting since we got here and literally have a spare room of boxes we never bothered to unpack from NYC bc we knew our living situation was a max of 2 years. Really looking forward to that. Theres gonna be a lot of "oh ya i forgot i had this!!"

Coming up on three years of home ownership at the end of summer. My list of major projects had barely budged. Every project takes multiple days/weekends/months/years.
Work on all the spaces that visitors will see first (outside, backyard, living room, kitchen,etc)
Declutter as much as you can...
Save money because AC, Water Heater, Plumbing, can hit your wallet hard if you cant fix them yourself.

I've noticed that things like hot water heaters and AC's tend to break when a house changes hands. I think it's because most people don't regularly maintain those appliances... they only fix them when they're clearly broken.
Worse, they may not use it as much as you intend to so even though the inspector says it's in working order and should last several more years, you may blow it out within the first year.
I've seen this with my rentals. Previous tenant has no complaints, new tenant blows a unit out in 3 months. Now I just try to maintain everything so at least I know if something is on it's last legs.

but I’ve been able to save us at least 2K in repairs simply by going on YouTube to check for what to do if XYZ doesn’t work.
I don’t do electricity but I’ve fixed the AC unit twice and also know how to clean my heat sensor on the gas heater when it acts up and doesn’t turn over.
Thank goodness no water heater issues. One time the gas got cutoff when I forgot my gas bill wasn’t on autopay. I used the hot water sparingly until they turned it back on. Then I was informed by water heater was electric. Smh.
Try to learn as much as possible about your house and appliances.

depending on the age of your appliances and hvac systems, that home warranty is good to have. if your stuff is fairly new, it may not be worth it to keep paying for the warranty too long.
