But definitely possible with a little dilligence. Where I'm at you could easily cop two solid joints at 2500 sq ft for around 500 but 400 means your really digging for them, possibly even getting one at a discount for paying cash or something. Forclosures, short sales and whatnot along with low markets that still haven't quite recovered make this possible. I'm not sure about the market he's in but in mine that's about how it breaks down.

I was talking about a brand new 3500 sq foot home brand new at the 400k price point.

Besides... LA and San Diego are only a 5hr drive from Phoenix, so visiting is always within reach. It's also a 4hr drive to Vegas and 2hrs to go skiing in the winter (drive up to Flagstaff).

I never said I needed two houses. Never said I didnt.

I said where "I'm" from, a million is basically two good houses with some extra left over.

So overall, a million wasn't enough to be secure to quit your job and be worry free.

There are taxes to pay on houses, regular bills, lifestyles, insurance for health etc etc.

One bad condition of specific hospital procedure with insurance can still put someone under.

So no, having 2 houses is not a dire need (but a great investment..doesn't anyone here own two properties anyways?)

So thats what saying two houses referred to. That depending where one is, lives, a million in this day and age isnt what everyone thinks it is.

I mean were not destitute here

I've looked at some of the nicer areas of SoCal and property taxes on big ass cribs ain't really all that much for a year. Where are y'all living where property taxes will "kill you"???

If you have no mortgage payment, no car notes, and only insurance, utilities, and day-to-day living expenses to worry about, how can you not survive for a long ass stretch with a $1M cash infusion???

The 2015 taxes (due on Jan 31st, 2016)are only $4,007.78 and looking at the tax receipts on this property going back to 2012, you can speculate that within 10 years you might be paying $5000 a year on taxes. At that rate, you could live in that house for the next 20 years and you MIGHT spend $100K-$120K on taxes.

You haven't even broken $400K yet with the purchase of the house.

If you wanted, you could work a part time McDonalds job just to pay the taxes on this crib every year and never touch the rest of whatever's left over from the $1M.

Even if it was $11K a year, you could still work a bullshit part-time job to pay the taxes and never touch the remainder of the money.

Property taix ain't that much b.

To be fair...
You left out the biggest portion of property tax and that is the school district portion

The house you linked is in Harris County so pays to same place as any house in Houston

But it sits in the Humble Independent school District so its taxes go there.
That is separate and additional from what you listed.

Those taxes are $5k this year (roughly 1.1% of home value)
Problem is that puts this homes taxes at 9000


Wait, that's about right
9k on a 300k home is about 3.0%
Yeah, that sounds right

After paying $250K on a crib you're still left with $750K. If you can't make that work for you for at least 20 years then something is definitely wrong with your money management skills. You either a) need to find a way to provide housing and childcare on 5k a year (833 a month) b) trade *at least* 2-5 years of your "retirement" income in to be able to buy a home, free and clear or c) make a good deal more money.

And inflation still going to kick your ass halfway to two thirds of the way through.

The vast majority of people are coming at this from the perspective of still having to provide housing for themselves or family. That takes some money off the top of what would already be a below median household income if you just amortize with no investment income.

And sure, you can invest but that also introduces risk you can go broke... investment takes effort to be done well so I can see why a lot of people would rather keep doing what they're already doing (or doing something else that still generates income) until they've got a bigger cushion.

Before we let go of the ML500, I started doing the work on it. Oil changes and brakes were no biggie, just needed to get some extra tools. I've worked on 190E's, 300E's, and the like back inna day and they're not big deal either. I'm talking about 2006 and earlier joints, nothing newer than that.

I've maintained all of our cars over the years. Everything from basic maintenance to shit like swapping out motor mounts, fuel pumps, ps pumps, water pumps, head gaskets, transmission issues... all handled by me.

My plans depend heavily on the tax situation though. Is this pre or post tax?

If I’m taxed if, is this lottery winnings or capitial gains I’m good to go.

I’d quit my job, cash out my retirement, sell our current home for a major upgradeand I know exactly where we’d go.

In fact I already know exactly how I would spend my time and how I would budget everything.

We’d be pretty well set and in the event things aren’t going so well after 9 months I’d start the process of getting my job back.

Heating bills suck, but are unavoidable here. Space heaters (heating up the room you're in) and putting timers on your heaters helps a lot. I don't do A/C tho (houses here are usually to old to have central AC anyway), so summer bills are cheap.

I guess in a way I am already pursuing my dream and if I were even more comfortable financially I would probably do a little more work, not less. I can get credentials for just about any sporting event, the question now is if someone is paying my way or not. If I didn't have to worry bout it, I would pay my own way to the Olympics, World Series, etc. I did it once with the Stanley Cup Finals and would do it with the NBA Finals if they didn't coincide generally with all-expenses-paid gigs. If I had all the money I could handle, I'd go to more stuff. My business is the same way, I would grow it, not shrink it and I'd also collect more of my merchandise (which ultimately gets put up for sale in about 50% of cases anyway).

But I would use it to retire early and in the mean time not worry about money at all. A mil isn't that much anymore. I would buy a decent house which in some places would cost you at least half of that.

I wouldn't even put in a 2 week notice. fuck I look like working and saving when the goal is to have a mill? I know.. a million isn't a lot but that's bullshit. A million IS a lot of money and it's a Damn shame we been led to believe you have to work, work, work, work, work.

I'm fixing up my house and selling it at a 100K profit.

Then I'm buying a plot of land or a foreclosed short sale on the cheap for 200K.

500K goes in a slow growth account. 50 to 100K in a real aggressive account.

that would leave me with 200 to 250K.

100K for the kids

the other 150K for debt, fam, misc and party and bullshitting.

the fuck I look like working 40 hours so I can retire old to enjoy my money? nah... the last 30 years or so I'm living life like you are supposed to live.

most I would prolly do is flip houses in the hood for 10k to 20k a pop.

Even with that being clear of taxes, I wouldn't quit. Me and da wiz do okay for DC Metro, but this is what I'd do:

Pay off me and da wiz's school loans
Pay off my town house
Put a good piece of that on the jount we havin' built right now
Clear my other debts
help out a few family members

I'll be more comfortable with saving, from that point.

It takes all kinds to make up a world, son. -My pops

Pay would move from the top 3 to maybe the top 5 lol.

1 million is enough (at least at my age) to live frugally indefinitely.
I could take out 2.5% a year for the next 40 years and die broke.... or, if I assume some appreciation, maybe 3%.

That's 25k to 30k a year. That's actually a good income if your housing is already paid for... if not, you wouldnt be able to afford many luxuries but you could get by... until inflation makes that 30k feel like 15k.

But if I could get that money, continue my relatively cush desk job for another 10 years, enjoy some paid for benefits and double that retire income, why not?
