I think there's plenty of existing housing stock that can be refurbished and repurposed smartly rather than disturbing more land and manufacturing MORE material to build something new and "modern".

unless it's a beach home I couldn't do it.

I'm not a fan of square glass boxes. I need a little character with my home.
