The southeast Queens neighborhood of Jamaica is notorious for its high rate of foreclosure and low rate of economic development, but despite the neighborhood's failure to realize a 2007 rezoning due to the recession, new residential and commercial developments are now popping up en masse across the enclave. Exactly why so much new development is happening can't be contributed to a single factor, but in June the Journal speculated that a combination of the neighborhood's concentration of municipal structures, schools, and affordability are behind its revival. Although we take to mapping the new residential structures coming to the 'hood, it's also seeing a sprinkling of hotels and department stores, too.

Started when the AirTran opened
Really (re)building up the Ave as a major shopping district but with national retailers now (Gap Company Store, Home Depot, etc)
City Rib on Parsons brings in the growing professional class in the area (right down the block from the courthouses and a few blocks up from the Federal building)

PLUS
lots of new homeowners moving east
from what I hear tons of Dominicans are repopulating South Jamaica
Cambria Heights has been suffering lots of problems due to proposed rezoning that would split it half and give prime real estate to the Jewish sect that only moved out there because their leader was buried there. They've been a growing thorn in the sides of the mainly West Indian/African American homeowners that preceeded them these past few years.

While the E train ain't great for a morning commute (seems rush hour doubles the time the train takes to get from A to B) it's got fantastic public transportation.

since the LIRR gets you to prime BK in under 8 minutes, and Manhattan in 15.

and the E is a solid train...as long as you aren't going to work, lol.

Don't get me wrong, the station are still pretty crappy as far as maintenance, etc are concerned. But when me and my blond wife + mullato kids move there with our prius I am sure we can apply pressure to get those services NYC easy avoid providing before.

there's already mad seediness in that area by JFK
Resort World brought money but it's not bringing in enough to make that a cornerstone for an argument for that area

to Jamaica then take the subway to BK. Well that absolutely sucks. I brought a montly and now take the rail all the way and back. Much less stress.

that both Nike and Forever 21 will be opening at SkyView Center next spring.
We got a Nordstrom Rack in September.
I just saw my first hipster homeless in about 4 months on my walk home from the train on Main Street 2 nights ago.

The writing is on the wall, ladies and gentlemen.

If you're working in downtown Manhattan then yeah I'd agree
but the hood where we did brunch (Long Island City) is pretty popping now plus superclose to Midtown. I would make the jump if I didn't have a rent-stabilized apartment where I'm at and had better credit to boot.
